			<content:encoded><![CDATA[<p>One great benefit that DOD provides to military families is the MyCAA program, which subsidizes certain types of career training for eligible military spouses; Ethical Homes is proud to participate in the program, helping interested military spouses to become licensed real estate agents and/or mortgage loan originators.<span id="more-1818"></span></p>

<p>The Military Spouse Career Advancement Accounts (<a  href="https://www.militaryonesource.com/MOS/FindInformation/Category/MilitarySpouseCareerAdvancementAccounts.aspx">MyCAA</a>) program provides up to $4k of financial assistance to eligible military spouses (including spouses of active duty National Guard/AGR members) who are pursuing a license, certification or Associate’s degree in a portable career field and occupation; real estate and mortgage licensing is included in that category, so eligible spouses who include that sort of licensing in their Education and Training Plan can quickly and easily get trained and licensed to work in the real estate industry.</p>

<p>For military spouses in (or moving to) the greater DC area (including Northern Virginia, DC, and suburban MD), Ethical Homes is glad to help facilitate that process in multiple ways:</p>

<li><p>First, we&#8217;re always glad to talk to folks about their plans to get into real estate, and help them make sure that it&#8217;s the right choice for them.  (These jobs can be a lot harder than they look!)</p></li>
<li><p>Second, we can help identify which training/licensing options are going to be the best fit for your schedule and circumstances (including figuring out whether you should go with online courses vs. in-person training, and what the best order is to get your licenses in (if you&#8217;re thinking about getting licensed in multiple jurisdictions), as sometimes you can just do the work of getting one license plus a little extra paperwork to have your license honored in a neighboring jurisdiction.  (Depending on where you&#8217;re taking your classes, we might even also be teaching your licensing classes!)</p></li>
<li><p>Finally, we&#8217;d be glad to help you get started actually working in the industry, including getting you set up w/ employers who are a good fit for you, and giving you advice as you ramp up your new business.</p></li>

			<content:encoded><![CDATA[<p>USA Cares&#8211;a non-profit dedicated to helping veterans bear the burdens of service with financial and advocacy support&#8211;has launched a new program to help military families identify real estate and mortgage professionals that are experienced at helping military clients; the Ethical Homes Team is proud to be a participant in this new program and be among the first lenders and real estate professionals to offer this level of expert customer service to military men and women.<span id="more-1825"></span></p>

<p>“This course aims to put greater numbers of military families into affordable homes through knowledgeable housing professionals who understand the unique circumstances brought about by military service,” remarked USA Cares Executive Director Bill Nelson.</p>

<p>Beverly Ray Frase, who created the program for USA Cares, has a strong background as loan officer, real estate broker and career army wife.  “I’ve been on all sides of the home buying process,” says Beverly.  “I know where the speed bumps are, especially for our military men and women.  Working with a certified housing professional should move them down the path to an accurate and timely closing.”</p>

<p>USA Cares Certified Participating Lenders and Realtors® understand the systems that military borrowers work in, including having familiarity with their rank and pay systems and in particular with the financial issues that may accompany service-related injuries, hospitalization, and treatment.  Certification indicates a significant knowledge base that active duty service members and veterans can rely on for prompt and accurate service of their housing needs. Certified Participating Lenders and Realtors will adhere to specific Standards of Practice, representing a commitment to provide quality service to military borrowers.</p>

<p>USA Cares is no stranger to supporting the homeownership goals of military families. “We’ve paid out over one million dollars to save military family homes from foreclosure in the past three years,” said Jennifer Robinson, USA Cares Director of Assistance. “This new effort will help reduce the need for such assistance by supporting military borrowers as they work together with certified housing professionals to make affordable and sustainable housing decisions.”</p>

<p>Heide &amp; Jim were both in the military, and wanted to take advantage of their Veteran&#8217;s Administration benefits to get great financing for their purchase, but most lenders said that the property wasn&#8217;t eligible for purchase using a VA loan.  Ethical Homes knew that the property technically <i>was</i> eligible because of a relatively obscure provision of the VA financing rules, so we went to our stable of literally dozens of wholesale lenders, and were able to find one who would approve the loan under that provision.</p>

<p>DC law doesn&#8217;t allow the same person to act as the mortgage broker and real estate agent on the same transaction, and at the time Ethical Homes didn&#8217;t have as extensive a network of affiliated agents working in D, so Heide &amp; Jim had to use a different agent to help them with their purchase, who wasn&#8217;t familiar with VA loans. Since we are experienced agents as well as mortgage brokers, however, we were able to help their agent navigate the intricacies of the relevant VA financing contract clauses. And when the sellers was balking at accepting Heide &amp; Jim&#8217;s offer, their agent asked Ethical Homes to step in and talk to the sellers about why Heide &amp; Jim&#8217;s offer made the most sense for both sides.  As their agent said to us later:</p>

Thanks for all your help.  I just had a good feeling that if she talked to you they would feel better about [the offer].
</blockquote>

<p>Ethical Homes came through for Heide &amp; Jim yet again when a VA underwriting issue was going to force them to pay hundreds of dollars extra per year for their homeowner&#8217;s insurance; with our thorough knowledge of VA regulations, we were able to step in and show the underwriter why Heide &amp; Jim shouldn&#8217;t have to pay the higher amount.</p>

<p>Heide talks about her second experience working with Ethical Homes:</p>
