Green homes sell faster and command a higher price than traditional construction, and the demand for green homes is climbing quickly; according to a survey conducted recently by KW Research, nine out of 10 agents indicated that green homes have a higher market value than similar homes without green features. During the course of pre-approving you for your loan, we may need to obtain copies of your IRS tax transcripts to see if there are any potential issues that will raise red flags with underwriters later in the process; if we can identify those issues up front, we can usually address them pre-emptively and avoid lots of unnecessary paperwork and delays that could cause a lot of hassle much closer to your closing. While most post-foreclosure properties (aka REOs) end up being owned by individual banks, many such properties actually end up being owned by FNMA (Fannie Mae); since Fannie is one of the major players in mortgage markets, preferred FannieMae lenders are allowed to offer a special HomePath mortgage product that makes the process of buying those Fannie-owned REOs.
